Specialized equipment may be used to evaluate areas and conditions that cannot be adequately assessed through visual observation alone. Depending on the property, this may include:
- Infrared or laser temperature equipment to evaluate temperature differences and confirm the operation of heating and cooling systems
- Moisture meters to help determine whether visible staining or suspected moisture conditions may be active
- Electrical testing equipment to evaluate receptacle polarity, grounding, GFCI protection, and other electrical safety conditions
- Non-contact voltage testing equipment to help determine whether exposed wiring may be energized
- Aerial drone equipment to inspect otherwise inaccessible areas of roofs, chimneys, flashing, and other exterior components when the roof cannot be safely walked
